A real estate agent will give you a home buying guide that comprises of a tour of the following government assisted home buying alternatives.

FHA and VA Insured Mortgages

The real beauty of working with a real estate agent is that you will be able to learn of some of the most helpful forms of government assisted mortgages, particularly the VA (Veterans Administration) and FHA (Federal Housing Administration) insured mortgages. These programs provide the families of military personnel and civilians with affordable mortgages that have the backing of the government.

These insured mortgages guarantee credit providers that they will receive mortgage payments irregardless of a borrower defaulting on a mortgage loan. The government makes these possible by promising to pay lenders any amounts owed by individuals who receive their home buying loans. A real estate agent will offer you a basic home buying guide on how to apply for such government assisted home loans.

Modified Mortgage Payments

In line with the government’s “Making Homes Affordable Program,” there have been various structures put in place to ensure that people in financial distress can still afford to pay their mortgages. There are times when life can have you by the neck groping in pain at the thought of you losing your home.

However, when foreclosure is imminent you can still avoid the worst by applying for different kinds of mortgage payment modifications and refinancing. Real estate agents around the country may know of these offerings but your best bet would be to visit your local Department of Housing offices and ask for an in-house agent to guide you through the different programs put in place by the government.

The pleasure of buying a home should not only be associated with the excitement of finally sleeping in your own home. In a lot of ways you will find long-term peace of mind by knowing that you got a good deal on the home and that repayment will be a smooth process. Otherwise failure to work with a real estate agent will have you in all sorts of trouble as the intricacies of buying a home can be stressful if dealt with alone. Is the Housing Market Rebounding NOT! But why the higher prices

Is the Housing Market Rebounding NOT! But why the higher prices

Per an article published by Reuters on Dec 3rd, 2009, the U.S. Housing Crisis is FAR FROM OVER. Mark Zandi is the Chief Economist for Moodys Economy.com. He states the home prices will continue to decline with the large number of foreclosures that will be filed in 2010 and increased buying will continue to occur. Here is a quote from Zandi explaining why home prices have been rising in the past couple of months:

“Home prices in many regions have been rising. That is because foreclosure sales fell over the summer and fall as mortgage servicers have tried to put stressed

homeowners into the Home Affordable Modification Program and other modification plans,” he said.

“This lull in foreclosures sales has resulted in the price gains in the past few months,” he said.

“Foreclosure sales will increase, and home prices will resume their decline by early 2010 as mortgage servicers figure out who will not qualify for a modification,” he said.

So dont even give a thought or a even a slight hint the the housing market is rebounding. Based on Zandis assessment, what this data is really saying is “Buyers, prices are set to go lower next year! Buy Low, hold, Sell HIGH!”

Other reasons why buyers have been out in droves is due to the continued low mortgage rates and the extension of First Time Home buyers tax credit. If you are thinking that you do not qualify for this credit because you already own a home at some point in your lifetime, think again! Based on Obamas First Time Home Buyers tax credit definition, you qualify for the tax credit if you have not owned a home in the last 3 years! But do not be fooled!!!!! This credit needs to be paid back in the future, it is not free money. (For more information on Obamas First Time Home Buyers Tax Credit initiative, check our blog titled “The Real Deal of Obamas Home Buyer Tax Credit”

Also, Zandis following comments is exactly what WHB Solutions have been predicting for short sale opportunities in 2010!

“With so many homeowners so deeply underwater and unemployment very high and on the rise, the foreclosure crisis will continue putting more pressure on home prices,” he said

Well, okay, its not like its rocket science, we know its common logic to make the above prediction. FYI Zandis forecast for the unemployment rate is that it will peak at 10.7 percent in the third quarter of 2010. Lets see how true this will hold. Previous predictions by various economist that unemployment would not reach over 10% until 2010 was already proved untrue in October of this year.

Feng Shui Training And The Home

Feng Shui Training And The Home

If you have feng shui training, then you know how important it is to put these principles into practice in your home and work spaces. If you haven’t had any classes or training in feng shui but would still like to fill your home with the applied principles of it, then feng shui consultations are probably right up your alley. The great thing about feng shui consulting (as opposed to going out and taking classes on your own) is that it provides you with personalized information, direct from a professional.

Rather than learning the principles and then attempting to apply them, amateur-style, to your own home, an experienced professional can take a look at your living and working spaces and tell you how to optimize them for energy flow. They can also give you pointers on improving other aspects of your life that can be manipulated with feng shui. Does your family fight a lot in the living room? Do you have trouble focusing when working at your desk? Both of these are things that can be improved through the use of feng shui.

You can create warmth in the kitchen, romance in the bedroom, and creative, focused productivity in the office, when you room is optimized for those very things. Of course, it is up to you, as the resident of the space, to maintain these spaces in a way that continues to be supportive of this energy and function. One way to stay on top of things is to do what is sometimes known as maintenance cleaning. All this means is that you clean up as you go along, rather than waiting to do it all in one big swoop. That doesn’t mean you have to clean your house every day (who has time for that?), but it does mean cleaning up after you use or dirty any given space. In the bathroom, for example, wiping down the fixtures and counter after using the sink will keep everything spot-free and shiny. It will also make your bathroom a more welcoming place each time you walk in. That way, when it comes time for the weekend cleaning, you’ll have much less to do and won’t feel overwhelmed with how much there is to clean up.

Sometimes, bringing feng shui into a space can help the inhabitants respect the space and its meaning on a deeper level. If you do have feng shui consulting, be sure to share what you’ve learned with the entire family. Even if they don’t all believe fully in the art, they will hopefully respect your intentions regarding their home, and they will certainly appreciate how wonderful the whole house looks and feels!

All about Flexible Mortgages

All about Flexible Mortgages

Flexible mortgages were first introduced into the UK to cater for individuals with flexible working patterns. Flexible mortgages are a recent addition to the mortgage market in the UK, although they have been popular overseas for several years.

The initial target market for flexible mortgages were people who have irregular working patters such as the self-employed, and people who receive irregular payments such as bonuses and commissions.

Typical features of flexible mortgages include, overpayments, underpayments, drawdown of overpayments made, additional borrowing facilities, and no (or low) redemption penalties.

In addition to the features that allow for flexibility with payments, the interest on flexible mortgages is calculated on a daily basis. This can result in massive savings to the borrower and can significantly reduce the term of the loan.

For this reason flexible mortgages have become popular with people in all types of employment who are looking to pay off their home sooner. While the initial target market of flexible mortgages may have been the self-employed, people from all walks of life are now reaping the benefits from this new type of mortgage product.

Interest rates are generally higher on flexible mortgages than for traditional mortgage products to counter the increased risk of the borrower not repaying the full balance of the loan by the end of the term. The flexibility of flexible mortgages allows for this to happen.

Some flexible mortgages can also be linked with current accounts, chequebook facilities, debit and credit cards, unsecured loans, and offset accounts.

One popular type of flexible mortgage is the offset mortgage. An offset mortgage will offset any positive balance of funds in a bank account held with the same lender, in order to reduce the amount of interest payable.

Another type of flexible mortgage that has become popular in recent years is the current account mortgage. Flexible mortgages of this type combine the mortgage with a current account and credit card facility in order to streamline the borrower’s banking facilities. Flexible mortgages of this type are sometimes referred to as a -line of credit-.

Flexible mortgages of all types have been gaining popularity in recent years and should continue to do so as lenders find new ways of satisfying a widening array of customers’ needs.

How to Pack a Living Room

How to Pack a Living Room

The moving process consists of a lot of different tasks and activities in which the most important task is packing everything you own and the most difficult place to pack in the entire house is the living room because it contains a variety of different items from fragile items like glasses and mirrors to large and heavy items like furniture and television set etc. Never rush into packing a living room without the help of a reliable removals company like Maidenhead Removals because you might end damaging some of your belongings or even hurting yourself in the process. The best way to pack a living room by yourself is by keeping in mind the following things. First of all what you need to do is to take down all the pictures, mirrors, curtains etc from the walls. Packing mirrors and pictures with glass frames need special care so make sure you get professional packing boxes of appropriate sizes and use a lot of cushioning by putting extra amount of bubble wrap or old newspapers to keep them safe. Use a wardrobe box for curtains and blinds. Remove all the fragile items like lamps and glass, and pack them properly and carefully so they do not get damaged or break during the move. If you keep books in the living room, pack them in small boxes and keep them flat so their shape does not get ruined. Also, books are much heavier than they seem so do not pack a lot of them in the same because then there will be the risk of the box ripping open when you lift it up. Secure the cabinet doors and table drawers preferably by locking or sealing them so they do not open during the move because if they do, they might get damaged or even break which will increase your moving costs even more. Clean the rugs properly, roll them up, tie them with tape and then put them in large plastic bags. Furniture like chairs or couches should be shrink-wrapped to ensure they do not get dirty or stained and pack cushions and pillows separately. If you have a piano, it will need special packing material like boxes and safety measures and extra amount of care while transporting it. Or, you can easily hire a professional removals service provider like Croydon Removals to do all that for you. They are highly skilled and experienced and can be very easily afforded if you contact them in advance; they charge extra for last minute jobs.
